No activation needed. Just enter the key, that you can find on the internet. Even that is not strictly necessary. Exchange will keep going.
Even if you get it installed you still may need to buy things like a FQDN, SSL cert (for OWA, etc.), and spam filter/av. On-prem Exchange is just costly. If you really want Exchange features, Office 365 w/ Exchange Online is really nice. It's something like $10 USD/user/month.
None of all this is necessary to run Exchange succesfully, except a domain name. But, of course, you yourself are responsible for everything. If you don't like that, go for Exchange online.
So you mean if I have a windows server activated, I install Exchange with a CD Key and just keep it working ? is That so simple to p*r*te Exchange >?
